Gas Safe (The industry regulator) recommends that all residential boilers, their flues and gas pipework should be checked annually, the simple reason is that boilers produce toxic fumes which can kill. An annual check ensures that the boiler is producing the minimum amount of toxic fumes and ensures that they are not entering the living space. The fact is all machines go wrong eventually, sadly your boiler is one of the few machines you own, which when it does go wrong, could end up killing you. Sorry to be blunt, but this is a fact.
All boiler manufacturers as part of the maintenance instructions also recommend annual servicing, if you don’t believe me, please feel free to check. Safety is again the main reason for this, there is also a matter of longevity.

“But I have a 2 year old boiler, it’s not even old”. This is a common excuse we hear, the age of the boiler has absolutely no relation to its performance in terms of safety or efficiency. Another thing to bear in mind is if your boiler is relatively new and therefore in warrantee, failing to have it serviced annually will void the warrantee.
Many of us have Home Emergency Insurance added to our home insurance policy, if this is you, you are required by the insurer to maintain annual servicing in order to insure you can claim under the cover. They will ask to see evidence, believe me.
Lastly, if you are a Landlord you are required by law to get a safety check on all your gas appliances in your let property.
